The 250 Massachusetts Ave project is just one of five buildings in the multi-phase Capitol Crossing Project intended to reconnect the district. Located within walking distance of D.C.’s major attractions including Union Station, the Capitol Building, and Chinatown; the Capitol Crossing Project provides tenants with a prominent location with spectacular views of both the Capitol Building and the Washington Monument. To support three blocks of new construction, the project built took on major highway reconstruction to enable construction above I-395, a major highway running through the District of Columbia. The 250 Massachusetts Ave building features two towers of office and retail space along with unique green roof spaces and a pedestrian bridge connecting the building to its counterpart 200 Massachusetts Ave.  With 4 levels of below grade parking, the 250 Massachusetts Ave project will provide tenant parking for both itself along with the finished 200 Massachusetts Ave Project.

Building Enclosure

          Facade: The building façade boasts a state of the art glazing system with floor to ceiling glass providing office views of the Capitol Building and Washington Monument. While the primary glass used is a typical vision unit with gradient frit, the penthouse, two-story spaces facing the 4th and 5th floor terraces, and the ground floor storefronts provide a two -story safety glazing vision unit with tempered glass in the outer lite.     

         Roofing: The roofing system includes a green roof system, planters, and terrace pavers which all involve unique waterproofing applications. The waterproofing technique primarily used for the project involved covering the concrete slab with membrane flashing, liquid applied membrane, and roofing insulation board where required. Detailed waterproofing required for specialty items.

Sustainability Features

Exceeding LEED Platinum Certification, the 250 Massachusetts Ave project is raising the bar for sustainability in construction. It’s use of an on-site cogeneration plant is the first of its kind in the Nation’s Capital and through Combined Heat and Power will provide reusable energy to the site. Other features include Digitally controlled Variable Air Volume HVAC system, Rainwater catchment and treatment, daylight harvesting, and Eco-Chimneys.

Historical Requirements

On the Capitol Crossing site sits a historic synagogue building for the Jewish Society of Greater Washington, the oldest of its kind in the Nation’s Capital. To get approval to move the synagogue from its initial location to the southwest corner of the capitol crossing site required construction of a new museum to accompany the synagogue itself. Physically moving the synagogue involved using hydraulic jacks to lift the building onto hydraulic-driven dollies which will enable the structure to be pulled to its destination. Until the new location is prepared however, the synagogue is taking up prime delivery space on the west side of the 250 Massachusetts Ave building.
